Mm�uu,l <br />Reat IN �'fV; hel"', <br />DECISION OF THE BOARD OF ADJUSTMENT, CITY OF PARIS, TEXAS <br />RE: 1121 SE 171' St- Variance Request <br />Zachary Bergenholtz <br />Invest Fannin LLC <br />PO Box 797111 <br />Dallas, TX 75379 <br />ACTION REQUESTED: 8' 9" lot depth variance on South side of lot and 14' front yard <br />setback variance. <br />The above -referenced requests were approved by the City of Paris Zoning Board of Adjustment <br />(`Board") on 6/4/2024 by a vote of m ayes, nays and _ _.,.__......... abstaining. <br />On this date, the Board found that the requests met the conditions set forth in the City of Paris <br />Area Regulations Ordinance, Section 9-301(1) and 9-501(1). <br />Appeal: Any interested person wishing to appeal this Board decision is required to file a petition <br />for Writ of Certiorari in a district court, county court or county court at law within ten (10) days <br />of the date this decision is filed in the Board's office consistent with section 211.011 of the Texas <br />Local Government Code. <br />The Board of Adjustment hereby approves the variance requests based upon the following <br />condition and findings of fact. <br />STAFF RECOMMENDATION & FINDINDS <br />Staff recommends approval of the requested variances based upon the following staff <br />recommended conditions and findings of fact. <br />Condition <br />1. All other development, construction and building standards shall be met. <br />Findin s <br />1. The request for variance is in harmony with the general purposes and intent of site <br />improvement regulations contained in the Zoning Ordinance 1710 Exhibit 9B and the <br />Subdivision Ordinance 1315 Exhibit 9A; and will protect the character of the immediate <br />vicinity of the area. <br />2. The approval of the variance for lot depth will allow the plat to be approved without a condition <br />for variance allowing a duplex to be constructed. <br />
