Item No. 15 <br />Memorandum I <br />TO: Mayor, Mayor Pro -Tem & City Council <br />Grayson Path City Manager <br />FROM: Robert Vine, Deputy City Manager <br />SUBJECT: Rezoning of Church Street (Portion of HD -Historic Overlay District) <br />DATE: June 17, 2024 <br />BACKGROUND: <br />At the last City Council meeting, staff was tasked to review and report back to Council <br />about concerns raised by residents on Church Street during the citizens forum relating <br />to the current (217) Two -Family Dwellings zoning district that allows (duplexes) on <br />Church Street. <br />STATUS OF ISSUE: <br />Current Zoning District: (217) Two -Family Dwelling District. The current zoning <br />district is not appropriate for Church Street strip therefore Single-family Dwelling <br />District is appropriate for the area. <br />Current Land Use: There are predominantly Single -Family Dwelling units than 217 - <br />Two Family dwelling (duplex) on Church Street. <br />Future land Use Map: The map calls for (LDR) Low Density development that <br />constitutes Single- Family Dwelling units and not 2F Two Family Dwelling units. <br />Pursuant to section 913-21 of the Zoning ordinances, before the City Council can take <br />action on this item, it must first appear before the Planning and Zoning Commission to <br />review and consider a recommendation to send to the council. Should the City Council <br />tonight find it fit to pursue this rezoning, it would be scheduled to appear on the agenda <br />for P&Z Commission meeting after stakeholders meeting. It would then be brought <br />back to the City Council. <br />BUDGET: <br />There are no significant budgetary implications due to this rezoning proposal. <br />
