• The new business will operate part-time and requires tenant use the property as temporary housing <br />and business services. <br />• A Specific Use Permit (SUP) is required for Mixed Use in the Neighborhood Service zoning <br />district "live/work". <br />• A live/work unit must comply with Section 508.5 through 508.5.11 of the International Building <br />Code (IBC). <br />• The Building and Fire staff have worked with the applicant to meet the requirements of <br />the Building and Fire Codes in reference to the proposed live/work SUP application <br />• Planning defines a live/workspace within buildings that are used jointly for commercial and <br />residential purposes where the residential of the space is secondary or accessory to the primary <br />use as a place of work. A structure or portion of a structure combining a residential living space <br />for a group of persons including not more than four adults with an integrated workspace principally <br />used by one or more of the residents. <br />• The property to the North is zoned Two -Family dwelling (2F). <br />• The property to the South is zoned Neighborhood Service (NS). <br />• The property to the East is zoned Neighborhood Service (NS). <br />• The property to the West is zoned Office (0). <br />• The Future land Use is guided for Retail (R). <br />BUDGET <br />There are no significant budgetary implications due to this Special Use permit (SUP). <br />INPUTS <br />Staff received one input form in support of the zoning change from property owners Jim and Phalia <br />Blassingame that are within 200 -ft of the subject property. <br />OPTIONS <br />• Allow the live/work (SUP) at 2031 Clarksville Street. <br />• Disallow the request to live/work (SUP) at Clarksville Street. <br />P & Z RECOMMENDATION <br />P&Z agreed with staff's recommendation and voted 7 (Yes) -0 (Nay) unanimously to approve the <br />Specific Use Permit (SUP) for Mixed Use in the Neighborhood Service District, subject to the <br />following condition: <br />1. Approval of interior fire wall separations and/or fire sprinkler system improvements by <br />the Building Official and Fire Marshal prior to issuance of Certificate of Occupancy (CO) <br />permit. <br />RECOMMENDATION <br />Staff recommends approval of a Specific Use Permit (SUP) for Mixed Use in the Neighborhood <br />Service District, subject to the following condition: <br />
