-VII <br />loard of Adjustment Meeting <br />September 3, 2024 <br />Page 2 <br />There was discussion amongst the board and applicant about the remodel of the structure <br />and development of the lot. <br />Paige Unger made note of 5 input forms received in favor of the request. <br />Nathan Jim Bell, spoke in favor of the request. <br />No one else spoke in favor or opposition of the request. <br />Public hearing was declared closed. <br />There was discussion amongst the board and staff about other solutions, such as a change <br />of zoning the possibly correct the matter. Staff explained that changing the zoning would <br />not be permissible as it would create a spot zoning. There was discussion about when the <br />ordinance for square footage was adopted. There was also discussion about when the <br />applicant was informed about the square footage requirement. <br />1 <br />Motion was made by Richard Thompson to deny the variance to the City of Paris Area <br />Regulations. Motion failed due to lack of a second. <br />Motion was made by Harley Draven, seconded by Jerry Williams to approve the variance <br />to the City of Paris Area Regulations, Section 9-402.1(2). Motion carried 4 ayes - I nay, <br />with Richard Thomson as the dissenting vote. <br />Motion was made by David Hamilton, seconded by William Sanders to apply the following <br />conditions to the approval of the variance. Motion carried 5 ayes — 0 nays. <br />Conditions <br />1. All required setbacks must be met. <br />2. Lot must meet platting requirements. <br />5. Adjournment. <br />
