LCAD 13 83 2. located at 116 NE I Oth Street. <br />Osei Amo-Mensah states the applicant plans to construct a single-family dwelling in this <br />Neighborhood Service District which requires a Specific Use Permit. The property to the <br />north is zoned Two -Family (2F) and Four -Family (4F) Districts. Amo-Mensah further <br />states he recommends approval of a SUP subject to the condition that the property shall <br />conform to SUP regulations unless the zoning classification is changed to an appropriate <br />classification such as 4F which permits a single-family use as of right. <br />The public hearing was declared open. LCAD 106197, address unassigned. <br />Osel Amo-Mensah states Saul Goodman Properties is requesting a zoning change from <br />Planned Development to Commercial. The future land use is guided for retail. A zoning <br />change would amend Ordinance . 90-037 that established the boundary shown today for <br />the Primrose Village Addition. Over time the land has sold and been divided, therefore, <br />this subject parcel is not owned by any residential dwellers in the Primrose Addition. <br />Give the location of the parcel, staff believes it 'I's well situated to be part of the existing <br />commercial development that applicant owns to the East. The zoning change would allow <br />for conformity of this block.
