ANALYSIS„ <br />• The land to the North is zoned General Retail District and Commercial and it is guided for Public <br />Land and Institutions (PLI) and currently developed as medical offices: Northeast Texas Ear, <br />Nose & Throat Center, Tijerina Urology Clinic. <br />• The land directly to the South is zoned Neighborhood Service District (NS), and Two -Family <br />Dwelling District (217), and is guided for Low Density Residential (LDR) and developed with <br />single-family homes. <br />• The land to the East is zoned Office District (0) and is guided for Low Density Residential <br />(LDR) and is currently developed with medical offices and single-family dwellings. <br />• The land to the West is zoned Two -Family Dwelling District (2F) and is guided for Low Density <br />Residential (LDR) which is currently developed as single-family dwellings. <br />Staff has received one input from the applicant about the zoning change application, however, none <br />from the surrounding property owners of the said facility. <br />In the recent past, Staff has been directed to not initiate zoning changes without the property <br />owner's involvement and approval or at the owner's request. <br />BUDGET: <br />There are no significant budgetary implications due to this rezoning proposal. <br />OPTIONS: <br />1. Rezone the property from Office District (0) to a General Retail District (GR). <br />2. Deny the petition. <br />P&Z RECOMMENDATION: <br />P & Z voted 6 (Yes) -0 (Nay) and agreed with staff's recommended approval of the zoning change <br />from Office District (0) to a General Retail District (GR). <br />Page 2 of 2 <br />
