from a Low Density Residential (LDR) to provide for a Retail (R) for the Future Land Use Map. <br />Whereas the Future Land Use Map for the area and property is guided by retail, the zoning <br />application request will result in Commercial Zoning District (C) aligning and compatible with the <br />current zoning in surrounding areas as commercial. Nevertheless, it is hopeful that more of the <br />future land uses in this area will follow the Retail District (R). Invariably, an application for a <br />Comprehensive Plan amendment for future land use from Low Density Residential (LDR) to Retail <br />(R) is appropriate. <br />ANALYSIS <br />• The land to the North is currently zoned Planned Development (PD) and General Retail (GR) <br />Districts and is guided by Low Density Residential (LDR) District. Current land use is Blue <br />Water Mini Storage. <br />• The land to the South is zoned Commercial (C) District which is guided by Retail (R) and <br />developed as Single -Family Residential Subdivision. Current land use is ALON Gas Station and <br />Convenience Store. <br />• The land to the East is currently zoned Commercial (C) and Two -Family Dwelling (2F) Districts <br />which is guided by Retail District -(R) and Low Density Residential (LDR) to the north. Current <br />land Use is Bonham Street Apartments. <br />• The land to the West is zoned currently zoned Commercial (C) and Two -Family Dwelling (217) <br />Districts and guided by Retail District -(R) and Low Density Residential (LDR) to the north and <br />is currently developed as single-family dwellings. Current land use is vacant MEDCHEST <br />Pharmacy building and vacant business Office across 7th Street. <br />The Planning Department has not received any input in favor or opposed to the amendment to the <br />Comprehensive Plan application from the surrounding property owners. <br />BUDGET. <br />There.........._.... <br />are no significant budgetary implications due to this proposal. <br />The Planning & Zoning Commission recommended approval of the Comprehensive Plan <br />Amendment at its October 6, 2025, meeting. Motion carried, 6 ayes 0 nay. <br />OPTIONS: <br />1. Approve Planning & Zoning Commission's recommendation. <br />2. Deny the application. <br />RECOMMENDATION: <br />Approve the Comprehensive Plan Amendment from Low Density Residential (LDR) to Retail (R). <br />
