Invariably, the Future Land Use Map indicates that the <br />property and surrounding areas are guided by Retail (R), however the current zoning and <br />surrounding areas are zoned commercial. It is therefore appropriate to rezone the property to <br />commercial now. Nevertheless, it is hopeful that more of the future land uses in this area will <br />follow the Retail District (R) per the Future Land Use Map. This condition allows for the zoning <br />change and compatible with the existing surroundings. All improvements and construction shall <br />conforni. to the standards required by the City of Paris. <br />ANALYSIS <br />• The land to the North is currently zoned Planned Development (PD) and General Retail (GR) <br />Districts and is guided by Low Density Residential (LDR) District. Current land use is Blue <br />atMini Storage. <br />• The land to the South is zoned Commercial (C) District which is guided by Retail (R) and <br />developed as Single -Family Residential Subdivision. Current land use is ALON Gas Station and <br />Convenience Store. <br />• The land to the East is currently zoned Commercial (C) and Two -Family Dwelling (217) Districts <br />which is guided by Retail District -(R) and Low Density Residential (LDR) to the north. Current <br />land Use is Bonham Street Apartments. <br />• The land to the West is zoned currently zoned Commercial (C) and Two -Family Dwelling (2F) <br />Districts and guided by Retail District -(R) and Low Density Residential (LDR) to the north and <br />is currently developed as single-family dwellings. Current land use is vacant MEDCHEST <br />Pharmacy building and vacant business Office across 7th Street. <br />The Planning Department has not received any input in favor or opposed to the amendment to the <br />Comprehensive Plan application from the surrounding property owners. <br />BUDGET: <br />There 'are no significant budgetary implications due to this proposal. <br />The Planning & Zoning Commission recommended approval of the zoning change at its Octob <br />6, 2025, meeting.
