Board of Adjustment Meeting <br />October 7.,2025 <br />P a g e 30 <br />Motion was made by Ben Vaughan, seconded by Bill Sanders to approve the 15' variance <br />to the 25' Build Line indicated on the plat, based on the following findings. Motion carried <br />5 ayes <br />1. The lot is platted. <br />2. The proposed residential structure of 1,440 square feet in the Two -Family Dwelling -(N) <br />creates a hardship to meet the required minimum street front setbacks of 25 SF each per <br />City of Paris Area Regulations, Section <br />3. Invariably, the Zoning Ordinance 1710 Sectionmakes provision for such <br />variance situation and request to meet the minimum required front and side yards setback <br />per the code. The request, if approved will be 'in harmony with the eneral purposea <br />s <br />gnd <br />intent of area regulations for residential buildings and lot regulations in Two -Family <br />Dwelling -(2F) contained in and will protect the character of the immediate vicinity of the <br />area. <br />4. There are no special or unique condition(s) of restricted area, such as the utility easement <br />that exists on the subject parcel of land that causes unusual and practical difficulty or <br />unnecessary hardship in compliance with the provisions sought here to be varied, other <br />than a comer lot that requires two front yard setbacks issue that cannot be met, <br />irrespectively. <br />5. The hardship sought to be avoided is not necessarily the result of (a) the applicant's own <br />actions (self-imposed or self-created) and may cause (b) economic or financial <br />"hardship" should the application be denied. <br />6.
