Nevertheless, it is hopeful that more of the <br />future land uses in this area will follow the Retail District (R). Invariably, an application for a <br />Comprehensive Plan amendment for future land use from Low Density Residential (LDR) to Retail <br />(R) is appropriate. <br />ANALYSIS <br />• The land to the North is currently zoned Commercial (C) and is guided by Retail -(R), with land <br />uses as retail Wal-Mart. <br />• The land to the South is zoned Single -Family Dwelling District (SF -2), which is guided by Low <br />Density Residential (LDR) and developed as Single -Family Residential Dwelling. <br />• The land to the East is zoned Commercial (C) District which is guided by Retail with land uses <br />such as Taco Bell and Strip Mall. <br />• The land to the West is zoned by General Retail (GR), which is guided by Retail (R) and currently <br />developed as a shopping Arcade with Dollar Tree Store. <br />The Planning Department has received 4 inputs: with 2 in favor, 1 opposed and 1 has concerns to <br />the amendment to the Comprehensive Plan application from the surrounding property owners. <br />BUDGET: <br />There are no significant budgetary implications due to this proposal. <br />The Planning & Zoning Commission recommended approval of the Comprehensive Plan <br />Amendment at its November 3, 2025, meeting. Motion carried, 5 ayes 0 nay. <br />OPTIONS: <br />1, Approve Planning & Zoning Commission's recommendation. <br />2. Deny the application. <br />RECOMMENDATION: <br />Approve the Comprehensive Plan Amendment from Low Density Residential (LDR) to Retail (R). <br />
