All improvements <br />and construction shall conform to the standards required by the City of Paris. <br />ANALYSIS <br />• The land to the North is currently zoned Planned Development (PD) and is guided by Retail -(R), <br />with land uses as retail and personal service offices. <br />• The land to the South is zoned Planned Development (PD) and Single -Family Dwelling District <br />(SF -3), which is guided by Low Density Residential (LDR) and developed as retail and personal <br />service offices. <br />• The land to the East is zoned Single -Family Dwelling District (SF -3) across 28"' Street which is <br />guided by Medium, Density Residential-(MI)R) with Single-family residential land uses. <br />• The land to the West is zoned General Retail (GR), which is guided by Retail (R) and currently <br />developed as a shopping center. <br />The Plarming Department has not received any input in favor or opposed to the amendment to the <br />Comprehensive Plan application from the surrounding property owners. <br />BUDGET: <br />There are no significant budgetary implications due to this proposal. <br />The Planning & Zoning Commission recommended approval of the zoning change at its November <br />3, 2025, meeting.
