V <br />loard of Adjustment Meeting <br />January 6, 2026 <br />Page 2 <br />1. The proposed lot is plated. <br />2. The request is for a reduced structure of 1200 SF in lieu of required 1500 F. The current <br />land configuration is lot 1, Block 190 of the R4U Addition. Mr. Michael White has re - <br />plated his two lots (1 &2) on Houston Street. Although there is a ten -foot (10) plated <br />Right -of -Way (ROW) dedication fronting Houston Street, all other requirements are met. <br />The applicant can meet the minimum structure of 1500 SF if he chooses. He is requesting <br />for the structure variance of 300 Sf because some other residential structures within the <br />vicinity also do not meet the minimum structure size of 1500 SE The proposed home to <br />be constructed on the lot will be 1200 F. The proposed house meets all the other zoning <br />requirements. <br />3. Invariably, apart from the Zoning Ordinance 1710 Section 9-402.1 (2) that refers to <br />structure size, the proposed lot meets the minimum required length, width, front, rear and <br />side yards setback per the code. The request, if approved will be in harmony with the <br />general purposes and 'intent of area regulations for residential buildings and lot <br />regulations in Single -Family Dwelling -(SF -2) District contained in and will protect the <br />character of the immediate vicinity of the area. <br />4. There are no special or unique condition(s) of restricted area,, that exists on the subject <br />parcel'of land that causes unusual and practical difficulty or unnecessary hardship in <br />compliance with the provisions sought here to be varied, other than the ten (10) foot <br />ROW dedication that was required on Houston Street that that may reduce lot depth, <br />irrespectively. <br />5. The hardship sought to be avoided is not necessarily the result of (a) the applicant's own <br />actions (self-imposed. or self-created) because some other properties enjoy same structure <br />size within 'thin the vicinity and may cause (b) economic or financial "hardship" should the <br />application be denied. <br />6. The provision of the ordinance regulation that is sought to be varied, will deprive the <br />applicant of reasonable rights to use property that are commonly enjoyed by other <br />properties such as structure size variance in the Single -Family Dwelling (SF -2) Zoning <br />District which are required to comply with these same ordinance provisions. <br />4. Public hearing to consider and take action on the petition of Michael White regarding <br />variances to the City of .Paris Area Regulations, on Lot 2, City Block 190, of the R4U <br />Ventures Addition being located at 1337 W Houston Street. Sections and variances as <br />follows.- <br />* 300SF variance to the minimum required 1500SF residential structure in SF -2, Section <br />9-402.1(2). <br />* 10 -variance to the minimum required 6o' lot width inSF-Z Section 9-201 (1). <br />David Hamilton opened the public hearing. <br />Director of Planning and Zoning, Osei Amo-Mensah presented the case to the board and <br />
