Whereas there was an omission a related and adjoining zoning. The applicant has an intention to <br />develop the property into a retail and commercial uses. The current zone for this property, that is <br />Planned Development (PD), will not be appropriate for the intended uses, hence the request for a <br />zoning change from Planned Development (PD) to Commercial (C). The request for zoning <br />change at this site from Planned Development (PD) to Commercial (C) will be compatible with <br />the current zoning in surrounding areas which is Commercial (C). Invariably, the Future Land Use <br />Map indicates that the property and surrounding areas are guided by Retail (R), however the <br />current zoning and surrounding areas are zoned commercial. It is therefore appropriate to rezone <br />the property to commercial now. Nevertheless, it is hopeful that more of the future land uses in <br />this area will follow the Retail District (R) per the Future Land Use Map. This condition allows <br />for the zoning change to be compatible with the existing and surrounding areas. All improvements <br />and construction shall conform to the standards required by the City of Paris. <br />ANALYSIS <br />• The land to the North is currently zoned Commercial (C)) with land uses such as the Wash <br />Masters Car Wash and Denny's facing Loop 286 and is guided by Retail -(R) District). <br />• The land to the South is vacant and to be rezoned as commercial and further south is developed <br />as Single -Family Residential Subdivision zoned Single Family Dwelling District (SF -2), which <br />is guided by Low Density Residential (LDR). <br />• The land to the East is zoned Planned Development (PD) with land use as Asley's Store which is <br />guided by Retail District -(R). <br />• The land to the West is zoned Single Family Dwelling District (SF -2) which is guided by Low <br />Density Residential (LDR) and is currently developed as single-family dwellings. <br />The Planning Department has received thirty-one (3 1) input forms, opposed to the zoning change <br />application from the surrounding property owners. <br />The Planning & Zoning Commission recommended approval of the zoning change at its August 4, <br />2025, meeting. Motion carried, 7 ayes 0 nays. <br />City Council on August 25, 2025, tabled the application 5 ayes -0 nays <br />npTTnNc <br />1. Approve Planning & Zoning Commission's recommendation. <br />2.
