The City Council may, in the interest of the public welfare and to assure compliance <br />with this ordinance, establish conditions of operation, location, arrangement and construction of <br />any use for which a permit is authorized." <br />STATUS OF ISSUE: <br />Applicant's interest is to rezone the property from Agriculture District to Commercial District to <br />comply with the Zoning Code - Use of Land and Building sec 8-107 Commercial & Service Uses <br />that will allow Trailer Rental or Sales under Special Use Permit. The request for zoning change at <br />this location from an Agricultural District (A) to a Commercial District (C) will be compatible with <br />the current zoning in surrounding areas. Moreover, the Future Land Use Map indicates that the <br />property and surrounding areas are guided by Commercial (C). This development trend will <br />conform to the current zoning and surrounding areas as zoned Agriculture projected to be <br />Comthercial along US 271 corridor. It is therefore appropriate to rezone the property to <br />Commercial (C) now. Nevertheless, it is hopeful that more of the future land uses in this area will <br />follow the pattern of Commercial District (C) per the Future Land Use Map. This condition allows <br />for the zoning change and is compatible with the zoning regulations. All improvements and <br />construction shall conform to the standards required by the City of Paris. <br />ANAT VCTC <br />. The land to the North is currently zoned Agriculture (A) and is guided by Commercial -(C), with <br />land uses as warehouse and offices. <br />. The land to the South is zoned Agriculture (A) and is guided by Commercial -(C), with land uses <br />as warehouse and Auto repair shop. <br />. The land to the East is zoned Agriculture (A) and is guided by Commercial -(C), with no land <br />uses across US 271. <br />. The land to the West is zoned Agriculture (A) and is guided by Commercial -(C), with no land <br />use fronting US 271. <br />The Planning Department has received 3 input forms in favor of the petition from the surrounding <br />property owners. <br />The Planning & Zoning Commission recommended approval of the zoning change at its March 2, <br />2026, meeting. Motion carried, 4 ayes 0 nays. <br />OPTIONS: <br />1. Approve Planning & Zoning Commission's recommendation. <br />2.
