The Planning & Zoning Commission recommended approval of the zoning change with Specific Use <br />permit (SUP) and conditions at its May 4, 2026, meeting. Motion carried, 6 ayes —0 nay. <br />OPTIONS: <br />1. Approve Planning & Zoning Commission's recommendation. <br />2. Deny the application. <br />RECOMMENDATION <br />Staff recommends approval of a Zoning change from Single -Family Dwelling (SF -2) District to <br />General Retail (GR) District with Specific Use Permit (SUP) for the property in question subject <br />to the following conditions: <br />1. The property shall conform to Special Use Permit regulations under General Retail (GR) <br />District. <br />2. The Specific Use Permit shall expire upon cessation of Veterinary Clinic business use by <br />occupant or the fifth (5`h) anniversary of the date of this ordinance, whichever occurs first. <br />3. Buffer requirements between Residential Uses and General Retail (GR) uses shall be <br />followed. <br />30-102 <br />Perimeter buffer landscape requirements. <br />1. <br />Buffer types. <br />a. <br />Right -of Wait!,., <br />Right-of-way (ROW) buffers shall be provided along all street frontages except alleys.
