<br />Planning and Zoning Minutes <br />April 3, 2006 <br />Page 3 <br /> <br />Commission that Mr. Coplin initially wanted to replat the lot into two <br />lots; however, she stated that the lot is too small to replat because it <br />would not meet the legal lot size under the Zoning Ordinance. <br />Therefore, in order to meet Mr. Coplin's needs, the staff <br />recommendation to Mr. Coplin was that he request rezoning to MF, <br />which would allow him to build another structure; otherwise, the lot <br />would have been completely unusable for what he was hoping to do. <br />She advised the Commission that there were several lots in the <br />vicinity zoned MF, but which contained more than one duplex. <br />Shawn Napier added that the lot would have to be much larger in <br />order to ever build apartments there because a certain amount of <br />square footage was required per unit, and this lot would not <br />accommodate that. <br /> <br />Ms. Nash stated again that she is okay with what he plans to do. <br /> <br />The public hearing was declared closed. <br /> <br />Item # 4 - Consideration of and action on the petition of Jim Coplin <br />for a change in zoning from a One-Family Dwelling District No.2 <br />(SF-2) to a Multiple-Family Dwelling District No.1 (MF-l) on a Lot <br />4, City Block 259, being number 2565 E. Cherry. <br /> <br />Motion was made to approve by Benny Plata, seconded by Barbara <br />Forrest. Motion carried by a vote of 5 ayes and 1 nay (Richard <br />Hunt). <br /> <br />6. Consideration of and action on the Replat for B.D. T. Subdivision, on <br />Lots 1 and 2, Block A, City Block 313, being located in the 3800 Block <br />of Lamar Avenue. <br /> <br />Motion was made by Richa.'d Hunt, seconded by Brad Archer to <br />recuse Reeves Hayter from consideration of Items # 6 and 7. Motion <br />carried by a vote of 5 ayes and 0 nays. <br />
