<br />· Industrial buildings located in Light Industrial (I-I) or Heavy Industrial (1-2) zoning districts, <br />that are used for manufacturing, or other related industrial uses. <br /> <br />· All buildings located in the Majors Field Addition. <br /> <br />· Building projects for which a building permit or site plan approval was formally applied prior <br />to September 13, 2000. <br /> <br />EXCEPTIONS <br />Strict adherence to these rules shall not be such as to prevent architectural creativity. Requests <br />for exceptions based on architectural design and creativity, and compatibility with surrounding <br />developed properties, may be considered by the Planning and Zoning Commission who shall <br />submit their recommendations to the City Council for approval. The Director of Community <br />Development may approve a waiver or exception to these requirements for additions to existing <br />buildings that were previously exempt from this Ordinance; where the size of such additions do <br />not exceed 25% of the size of the existing structure, or 2500 square feet, whichever is less. The <br />Planning and Zoning Commission normally meets the third Monday of every month. All requests <br />for exceptions must be submitted to the Community Development Office at least 21 days before <br />the meeting, and must include 14 copies of the following: <br /> <br />· A detailed site plan that includes all relevant information required in the City's Site Plan <br />Review Checklist. <br /> <br />· Color renderings of all building elevations. <br /> <br />· Color photographs of similarly constructed buildings. <br /> <br />· A detailed description of all exterior construction materials, including the percentage of the <br />exterior walls covered by each material. <br />
