<br />and expenses that may be incurred by SUB-LESSOR or the City in enforcing the covenants, <br />conditions, and agreements of this Sub-Lease, re-entering and/or repossessing the Sub-Leased <br />Premises, restoring the Sub-Leased Premises to good and proper repairlorder, and protecting the <br />Sub-Leased Premises. <br />The failure of SUB-LESSOR or the City to declare this Sub-Lease terminated for any of <br />the reasons set out above shall not bar the right of SUB-LESSOR or the City to subsequently <br />termiuate this Sub-Lease for any of the reasons set out above. <br />17. That the waiver by SUB-LESSOR or the City of any breach by SUB-LESSEE of <br />the terms, covenants, conditions, or provisions of this Sub-Lease shall not be deemed to be a <br />waiver of any other breach of the same or other term, covenant, condition, or provision of this <br />Sub-Lease, regardless of when the breach has occurred. <br />18. That, in case anyone or more of the provisions contained in this Sub-Lease shall, <br />for any reason, be held by a Court of competent jurisdiction to be invalid, illegal, or unenforceable <br />in any respect, such invalidity, illegality, or unenforceability shall not affect any other provision <br />of the Sub-Lease, and this Sub-Lease shall be construed as if the invalid, illegal, or unenforceable <br />provision had never been included in the Sub-Lease. <br />19. That this Sub-Lease constitutes the sole and only agreement of the parties to this <br />Sub-Lease and supercedes any prior understandings or written or oral agreements between the <br />parties respecting the subject matter of this Sub-Lease. <br />20. That no amendment, modification, or alteration of the terms of this Sub-Lease shall <br />be binding unless it is in writing, dated subsequent to the date of this Sub-Lease, and duly <br />executed by the parties to this Sub-Lease. <br />21. That the rights and remedies provided by this Sub-Lease are cumulative, and the <br />use of anyone right or remedy by SUB-LESSOR or the City shall not preclude or waive its right <br />to use any or all other remedies. These rights and remedies are given in addition to any other <br />rights the SUB-LESSOR may have by law, statute, ordinance, or otherwise. <br /> <br />Lamar County Genealoeieal Societv Sub-Lease Palle - 9 <br />
