MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, <br />Director of E' ring, Planning and Development <br />DATE: February 4, 2011 <br />SUBJECT: Essent PRMC Addition 306 #1 Final Plat <br />I have reviewed the final plat of the above referenced addition. The first item listed below must <br />be taken care of by a Subdivision lmprovement agreement or this final plat must be denied. The <br />remainder or the items that need to be corrected are listed below: <br />1. The two drainage channels (NE and SW corners) on the property must be brought up to <br />code. Several options are available. Drainage easements should be added to allow water <br />to flow through the property. <br />2. Show all of the existing water lines, sewer lines, water meters and sewer cleanouts. <br />3. All of the existing water lines, fire hydrants, water meters and public sewer lines should <br />be in a 15-foot wide utility easement. <br />4. Show Right-of-Way widths for Stillhouse Road (at a couple of locations) and Stone <br />Avenue. <br />5. <br />1 recommend approval of the final plat upon submission of a completed subdivision <br />improvement agreement for the drainage ditch work and a corrected mylar copy with signatures <br />of the surveyor and owner prior to noon on February 11, 2011. <br />cc: Gene Anderson, Interim City Manager <br />Jim Nelson, R.P.L.S., Nelson Surveying Co. <br />Bill Porter <br />. 29 <br />
