MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, . <br />Director of Engi g, Planning and Development <br />DATE: February 3, 2011 " <br />SUBJECT: Yoder Addition Preliminary Plat <br />I have reviewed the preliininary plat of the above referenced addition. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception. <br />1. Please add a 15-foot utility easement for the water line and fire hydrant on Lot 1. <br />2. Please add a minimum ] 0-foot utility easement for the overhead line(s) on lot 1 that <br />extend from NW 191h to Lot 2 and another easement for the overhead lines that are <br />located at the common property line with lot 1 and 2. <br />3. Riht-of-Way (ROW) dedication is required. The Major Thoroughfare plan shows NW <br />19t to be an arterial roadway which requires a minimum of 80-feet of ROW, therefore a <br />10-foot ROW dedication is required along NW 19`h Street. <br />4. Please submit a formal variance request for the requirement to install curb and gutter and <br />remove the request from the General Notes section. <br />5. Provide information on water meter location and sewer tap location for both lots.
