MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, P. <br />Director of Engin 'n , Planning and Development <br />DATE: February 3, 2011 <br />SUBJECT: Yoder Addition CB 235A Final Plat <br />1 have reviewed the final plat of the above referenced addition. It appears that the final plat <br />complies with the City of Paris subdivision regulations with the following exception. <br />Please add a 15-foot utility easement for the water line and fire hydrant on Lot 1. <br />2. Please add a minimum 10-foot utility easement for the overhead line(s) on lot 1 that <br />extend from NW 19`" to Lot 2 and another easement for the overhead lines that are <br />located at the common property line with lot l and 2. <br />3. Ri~t-of-Way (ROW) dedication is required. The Major Thoroughfare plan shows NW <br />19` to be an arterial roadway which requires a minimum of 80-feet of ROW, therefore a <br />l 0-foot ROW dedication is required along NW 19`h Street. New property pins will need <br />to be set. <br />4. Please submit a fonnal variance request for the requirement to install curb and gutter and <br />remove the request from the General Notes section. <br />5. Provide information on water meter locations and sewer tap locations for both lots. <br />Public or private easements will be needed on Lot 1 in order to extend water and sewer <br />service to Lot 2. <br />I recommend approval of the final plat upon submission of a corrected mylar copy with <br />signatures of the surveyor and owner prior to noon on February 11, 2011. <br />cc: Gene Anderson, Interim City Manager <br />Brandon Chaney, P.E., R.P.L.S., Chaney Engineering Inc. <br />Toby, Eran & Lyle Yoder <br />58 <br />
