MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, P. Director of Engi Planning and Development <br />DATE: March 3, 2011 <br />SUBJECT: Loop 286 GBB Addition CB 321 Master Plat <br />I have reviewed the Master plat of the above referenced addition. It appears that the Master plat <br />complies with the City of Paris subdivision regulations with the following exception. <br />1. Please add Block A to the plat and change lot 6A to 1 and 6B to lot 2. <br />2. Provide bearings and dimensions for lot 2. <br />3. Show the revised lot arrangement as provided by the engineering company. <br />4. Show an access easement from the Loop driveway on lot 2 across both lots and out of the <br />Loop driveway on lot 1. <br />5. Please add a 5-foot utility easeinent on the south, west and north side of the plat. <br />6. Show a known Right-of-Way (ROW) width on Spur 139 and Loop 286. <br />7. Provide the existing utility information. <br />8. Remove the field notes and acceptance section from the plat. <br />9. Change the title block to reflect lot 2 of Block A. <br />10. Show the correct acreage for both lots. If the total acreage is over three acres please <br />provide elevation contours. <br />11. Change the Zoning to General Retail (GR). <br />12. Show the creek center line as it exists on the east side of lot 2. <br />13. Show how the creek will be improved with the future development of lot 2. <br />14. Show a future drainage easement on the east side of lot 2 that wi11 encompass the future <br />creek improvements and drainage way. <br />15. Remove the owner's certification section. <br />I recommend approval of the Master plat upon completion of the above items. <br />cc: Gene Anderson, Interim City Manager <br />Wendell J.
