MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Cominission <br />FROM: Shawn Napie E. <br />Director of E' ee 'ng, Planning and Development <br />DATE: March 3, 2011 <br />SUBJECT: Loop 286 GBB Addition CB 321 Preliminary Plat <br />I have reviewed the Preliminary plat of the above referenced addition. It appears that the <br />Preliminary plat complies with the City of Paris subdivision regulations with the following <br />exception. <br />1. Please add Block A to the plat and change lot 6A to 1. Change the future lot 6B to lot 2. <br />2. Show the revised lot arrangement as provided by the engineering company. Lotl is being <br />decreased in size to add more area to the future lot 2. <br />3. Show an access easement from the Loop driveway on lot 2 across both lots and out of the <br />Loop driveway on lot 1. The access easement on lot 2 will be a separate instrument <br />easement. <br />4. Please add a 5-foot utility easement on the south, west and north side of the plat. <br />5. Show a known Right-of-Way (ROW) width on Spur 139 and Loop 286. <br />6. Change the sewer line label from a 30-inch to a 20-inch pipe size. <br />7. Remove the field notes and acceptance section from the plat. <br />8. Change the title block to reflect lot 1& 2 of Block A. <br />9. Change the Zoning to General Retail (GR). <br />10. Remove the owner's certification section. <br />11. Add the following note "All lots will have water and sewer service installed by the <br />developer." <br />I recommend approval of the Preliminary plat upon completion of the above items. <br />cc: Gene Anderson, Interim City Manager <br />Wendell J.
