MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, <br />Director of En ee 'ng, Planning and Development <br />DATE: March 3, 2011 <br />SUBJECT: Loop 286 GBB Addition CB 321 Final Plat <br />1 have reviewed the Final plat of the above referenced addition. It appears that the Final plat <br />complies with the City of Paris subdivision regulations with the following exception. <br />1. Please add Block A to the plat and change lot 6A to l. Change the future lot 6B to lot 2. <br />2. Show the revised lot arrangement as provided by the engineering company. Lot] is being <br />decreased in size to add more area to the future lot 2. <br />3. Change the field notes to reflect the new lot arrangement. <br />4. Show an access easement from the Loop driveway on lot 2 across both lots and out of the <br />Loop driveway on lot 1. The access easement on lot 2 wil] be a separate instrument <br />easement. <br />5. Please add a 5-foot utility easement on the south, west and north side of the plat. <br />6. Show a known Right-of-Way (ROW) width on Spur 139 and Loop 286. <br />7. Remove all utility information from the final plat. <br />8. Change the title block to reflect lot l of Block A. <br />9. Change the Zoning to General Retail (GR). <br />I recommend approval of the final plat upon submission of a corrected mylar copy with <br />signatures of the surveyor and owner prior to noon on March 11, 2011. <br />cc: Gene Anderson, Interim City Manager <br />Wendell J.
