MEMORANDUM <br />TO: Mayor and City Council <br />Planning and Zoning Commission <br />FROM: Shawn Napier, P.E <br />Director of Engin g, lanning and Development <br />DATE: May 31, 2011 <br />SUBJECT: Burress 128 Addition Preliminary Plat <br />I have reviewed the preliminary plat of the above referenced addition. It appears that the <br />preliminary plat complies with the City of Paris subdivision regulations with the following <br />exceptions: <br />1. Provide a pavement width for 131h Street SW. <br />2. The Major Thoroughfare Plan for the City of Paris calls for Bonharn Street to be an <br />Arterial level roadway which requires at least 80-feet of Right-of-Way (ROW). The <br />existing ROW width in front of the subject property is 55.5 feet. The owner is proposing <br />to dedicate 2.5 feet of ROW to bring his half of the ROW to 30-feet which is half of a <br />Collector level roadway. An additional 10-foot dedication is required. <br />3. 12t'' Street SW has 40-feet of ROW. It is required to have 50-feet. A five-foot ROW <br />dedication is required. <br />4. 13`h Street SW has 30-feet of ROW. It is reguired to have 50-feet. A 10-foot ROW <br />dedication is reguired. <br />A variance request has been submitted for the property (see attached). It addresses all three <br />roadway frontages.
