<br /> <br />COMMUNITY DEVELOPMENT DEPARTMENT <br /> <br />310 W Poplar, Suite 001 Walla Walla, WA 99362 <br />Phone 509-527-3285 FAX 509-527-1892 <br />www.co.walla-walla.wa.us <br /> <br />Home Occupation <br />by Conditional Use Permit <br />Walla Walla County Code 17.08.260 <br /> <br />What is a Home Occupation? <br />The Walla Walla County Zoning Code <br />(WWCC Title 17) defines Home Occupation <br />as follows: "Home Occupation" means an <br />occupation customarily conducted entirely <br />within a dwelling and carried on by the <br />inhabitants thereof, which use is clearly <br />incidental and secondary to the dwelling for <br />dwelling purposes and does not change the <br />character thereof; provided, the use does <br />not involve more than one-fifth or not more <br />than two hundred square feet of the total <br />square footage of the dwelling. <br /> <br />How do I obtain a Home Occupation <br />permit? <br />Submit a Conditional Use Permit for Home <br />Occupation application that includes all the <br />information listed on the form (available at <br />the Community Development Department). <br />The current application fee is $50, due upon <br />application and payable to Walla Walla <br />County. Applications are approved <br />administratively at the staff level. Staff will <br />review the application, the criteria for <br />granting a Home Occupation (as listed <br />below), and all other relevant information. <br />The approval process typically takes 1 0-1 5 <br />days and does not include a public hearing <br />or public notice requirement. <br /> <br />Home Occupations must meet the <br />following criteria: <br />. The occupation or profession shall <br />be carried on entirely within the <br />principle dwelling. <br /> <br />. <br /> <br />Not more than one person outside <br />the family living in the house shall be <br />employed by the home occupation. <br /> <br />. <br /> <br />There shall be no exterior display, <br />no exterior signs, no exterior storage <br />of materials and no other exterior <br />indication of the home occupation or <br />anything else that would vary from <br />the residential character of the <br />principle building. No special <br />equipment that is different from <br />normal residential equipment shall <br />be installed, and no offensive noise, <br />vibration, smoke, dust, odors, heat <br />or glare shall be produced as a <br />result of the business activity. <br /> <br />For example, home occupations may <br />include the following: art studio, <br />dressmaking, professional offices of a <br />dentist, lawyer, physician, engineer, <br />architect, planner, accountant, secretarial <br />service, and music or dancing instruction <br />limited to four pupils at a time. The zoning <br />code specifically prohibits approval of <br />commercial stables, kennels, or restaurants. <br /> <br />The establishment of a home occupation <br />shall require approval by the Department <br />and may be revoked upon finding that these <br />regulations have been violated. <br /> <br />This brochure contains general information only and is subject to periodic change.
