9.0 <br />9.1 <br />9.2 <br />Roofs <br />Minimwn Roof Systems Standards <br />A. Roof surfaces shoutd be smooth and froe from defects. No indication of excessive wear or <br />potontial failure will be acceptable. <br />B. No more than two complete layere of roofing materials will be acceptable. <br />C. A second Isyer of shingles may be applied assuming no damage to decking, flashings, jacks or <br />leads has occurrod necessitating rcmoval and replaccment of roofiag materials. Additionally, if <br />decking materials are not solid (i.e. open s6eathing) tear off and decking will be necessary. <br />D, Roofing maurials should be applied in accordance with the manufacwrer's instructions as well as <br />5BBCI and any other local codes. <br />E. New applications on roofs between 4:12 and 20:12 pitcti must include at a tninunum, the <br />application of 151b. felt,l5 yr. asptuslt composition stungles, with'/," hot dipped roofing nails and <br />trimmed with galvanized drip edge. Other roofing types such as built up, modified, metal roofing <br />and any other rype must be installed according to the manufacturer's instivction and the SBBCI. <br />F. All rotted or damaged wood decking must be removed and replaced. Where it is exposed it should <br />be primed and painted. <br />G. All replaced decking must be of a rype that is compadblc with the existing decking thus making the <br />roof sub-surface smooth and free firom defecta. <br />Hazardous and Substandard Conditions <br />A. Hazardous conditions must include any condition that threatens the health and or safety of the <br />occupants. Substandard conditions include any condition that threatens, defeats or will load to the <br />lack of functional viability of a single feature of a home. These conditions must include but not be <br />limited W: <br />1. Water damage caused by water leaking through the roofing materials; <br />2. Missing, wom or upturned shingles, or other visible wear on the exterior of the roof <br />envelope; <br />3. Damaged or rusting roof jacks, leads, flashings, drip edgts, or otlw component; <br />4. Structural damage ovidenced by buck(ing, sagging, or broken members; <br />5. Do-lamination of maurials, upliRed edges, or other failure of materials or application; <br />6. Any condition, including normal weac which, in the best judgment of the inspector, would' <br />lead to the failure of the roof envelope within five yeacs; <br />B. Any other condition not mentioned which meets the definition of a hazardous or substandard <br />condiNon should be repaired and/or rehabilitated to meet industry standards. <br />10.0 Wfndowe and Doors <br />10.1.
