12.1 Minimum Electrical Standards <br />A. Thc minimum electrical servicz for each dwelling aad/or dwelling unit must be 100 amps, or as <br />adjusted and approved, in writing, by the electzical inspector of the ciry in the absenee of a city <br />electrical inspcctor, the rohabilitation technician for the city/state, may make a detecmination that a <br />lower service is adequate, provided that such detemination is in writin8 vvith the basis for such <br />determination included. Furthermore, lesser service should be approved by the service provider. <br />B. Service should be of a three wire tYpe, witt► service entr7' on an approved weatherhead at least 12 <br />feet from grade and not to extend beyond 2 fcet unsupporced. <br />C. All exposed wiring, service lines and fexders must be protected and properly ahielded in approved <br />conduit. <br />D. Every habitable room within such dwelling must contain, at a minimum, 2 separate and remote <br />wall type electric eonveniarce oudecs. Habitabic rooms over 120 square fcet, must contain, at a <br />minimum, 3 separate and remote wall type etectric convenience oudets. All aewly installed outlets <br />must be of the grounded type. Tompocary wirin8, extonston or zip cords must not used as <br />permanent wiring. <br />E. Every habitable room must have at least one ceiling or wall type electric ligM fixture, controlled by <br />a wall switch, or a wall type grounded oleetric convenience oudet controlled by a remote switch. <br />F. Every toilet room, bathroom, laundry, furnaee room, and ha1lWgY (hallweY Where applicable) must <br />contain at least 1 supplied ceiling or wall type electric light fixture, controlled by a wall switch. <br />G. Wherever a service outlet is installed within six feet of a standing or running water souroe <br />measurable to the shortest possible distance, (i.e. the top of tubs or lavatories) a funetioning GFCI <br />type oudet will be installed. <br />H. Every kitchen must be wired to meet the requirements of the N.E.C., basai on the siu and layout <br />of each individual kitchen. <br />1. All hoavy duty appliances, i.e., window air cflnditioners, frazers> electric stoves, washers, electric <br />dryers, microwaves, ete., must be supplied with its own proper outlets on separate circuits, as <br />applicable. <br />J. Receptacle convenience outlets installed in or on open porches, breezewaYs, 8am8es, utility rooms, <br />etc., must be of the GFI type. <br />K. All wall and/or ceiling type lighting fixhum must be comrolled by a wall switch. <br />L. All electric lighting fixum installed on the exterior, must be of the type approved for exterior use. <br />M. AII broken and/or missing switch plates aud/or receptacle plates must be tePlaced <br />N. All outlets and fiixturos must be properly installod, must be mau►teined in working condibon, and <br />must be coanected to tl►e source of electric power in a proper manner and must be in accordance <br />with the electrical code of the city and/or the N.E.C., es applieable. <br />0.
