P. All mechenical work must be inspected and approved by the city's local mechanicaUfieating <br />inspector and/or the building inspecpon depsrtment or by a person knowledgeable in <br />mechanicaUheating systeros and installadons that is approved by the City/County/State. <br />15.2 HaTardous and Substandard Conditions <br />A. Harardous oonditions must include sny condition thnt threatens the health and or safety of the <br />occupants. Substaadard conditiona include any condition that threatens, defeate or wili lead to the <br />lack of functional viability of a single feature of a home. These conditions must include but not be <br />limited to: <br />I. The lack of a steady and dependable source of heat which will supply heat w all living <br />areas either directly or indirectly and be able to maintain this heat at ]east 70 degrees. F. <br />in all conditions; <br />2. Open flarne gas or propane heaters which exhaust fumes to the interior of the living area <br />and are not equippod with an Oxygen Depletion System (ODS). If an open flame type <br />heater equipped witb ODS is used a carbon monoxide datector must be installed; <br />3- L,ealcing, damaged or inadequate heat exchange units or venting systems which create the <br />danger of CO build up; <br />4. Leaking, corroded or damaged gas supply lines; <br />5. Texas-T type shut valves; <br />6. T6e lack of a functioning supply shut off valve for each gas or propane device; <br />7. The lack of a functional pilot or electric start for each gas or propane device; <br />8. Ambient heat which is not supplied from aa adjoining room; <br />9. Free standing electric heaters used for sole source of beat <br />16.0 Water Aeaters <br />16.1 Minirnum Water Heater Standards <br />A. All water heaters will have at least thirty gallons storage capacity. Will be able to eupply a <br />continuous flow of hot water of at least 102 degrees F, and will be prnperly installed with both gas <br />and or electric shut-off valvts as well as cold water supply shut-off valves. <br />B. Each unit should be equipped with a functioning prossure r+elease valve (TPL) which must rolease <br />presaure at 150 P.S.I. and/or 210 degrees F. Water released mast be exhausted to the exterior of <br />the building. <br />C. Each water heater must be enclosed (except whcre otherwise permitted by the SBCCI) in e sealed <br />closet designed for this purpose with combustion air drawn from outside the living area. Any gas <br />water heater installed in garage sreas will be lceated at least 18" above the floor in order W prevent <br />combustion of fuel vapors. <br />16.2 Hazardous and Substandard Conditions <br />A.
