9.0 Roofi <br />9.1 Minimum Roof Systeins Standat+ds <br />A. Roof surfaces should be smooth and free from defects. No indication of excessive wear or <br />potential failurc will be acceptable. <br />B. No more than two complete layers of roofing materials will be acceptable. <br />C. A second layer of shingles may be applied assuming no damage W decking, flashings, jacks or <br />leads has occurned necessitating removal and replacement of mofing materia(s. qdditionally, if <br />decking materials are not solid (i.e. open sheathing) tear off and decking will be necessary. <br />D. Roofing meterials should be applied in accordance with the manufacturer's insmictions as well as <br />SBBCI and any other local codes. <br />E. New applications on roofa between 4:12 and 20:12 pitcti must include at a minimum, the <br />applicadon of 151b. felt, 15 yr. asptualt composition shingies, with'/," hot dipped roofing nails and <br />trimmed with galvanized drip edge. Other roofing types such as built up, modified, metal roofing <br />and any other type must be installed according to the manu&cturer's inshvction and the SBBCI. <br />F. All rotted or damaged wood decking must be removed end replaced. Where it is exposed it should <br />be primed and painted. <br />G. All replaced decking must be of a rype that is compatible with the existing decking thus making the <br />roof sub-surface srnooth and 6ee Srom defects. <br />9.2 Hazazdous and Substandard Conditions <br />A. Hazardous conditions must include any condition that threatens the health and or safety of the <br />occupants. Substandsrd conditions include any condition that threatens, defeats or wili lead to the <br />lack of functional viability of a single feature of a home. These conditions must include but not be <br />limited to: <br />Water damage caused by water leaking through the roofing materials; <br />2. Missing, worn or upturned shingles, or other visible wear on We exterior of the roof <br />envelope; <br />3. Damaged or rusting roof jacks, leeds, flashings, drip edges, or other component; <br />4. Structural damage evidencod by buckling, sagging, or broken members; <br />5. De-lamination of materials, uplifted edges, or other failure of maferials or application; <br />6. Any coadition, including normal wear which, in the best judgment of the inspector, would <br />lead to the failure of the roof envelope within five yeacs; <br />B. Any other condition not tnenrioned which meets the definition of a hazardous or substandard <br />condiNon should be repairal and/or rehabilitated to meet industry standards. <br />10.0 Wtadows and Doors <br />10.1.
