w <br />2o In very unusual circumstances a street may dead«Mend <br />for topographical reasons or in order to develop a de- <br />sirable residential plan, in which case the dead-end <br />street shall have a cul-de-sac with a minimum radius of <br />fifty (50) feeto measured at the center line of the street. <br />(4) Service Roads. 4"Jhen a subdivision contains or is bounded on <br />any or all sides by a U. S. or State Highway or a railroad <br />track and the property within the subdivision faces such pro- <br />perty, then parallel streets shall be constructed down.each <br />side of said highway or railroad. These right of ways shall <br />have a common line. Consideration should be given to the <br />distance required for approach grades to future grade separa- <br />tionso <br />(5) Relation of Adjcining Streets and Lando The system of streets <br />designated for the subdivision, except in unusual casest must <br />connect with streets already dedicated in adjacent subdivi- <br />sions, and where adjacent connections are not platted, must in <br />general be the reasonable proj.ection of streets in the nearest <br />subdivided tracts, and :nust be continued to the boundaries of <br />tlhe tract subdivided, so that other subdividers may connect <br />~ therewith. Re errre strips of land controlliny access to or <br />egress from oOX property or to or from any street or alley <br />. or having the effect of restricting or damaging the adjoining <br />property for subdivision purposes or which will not be taxable <br />or accessible for special improvements shall not be permitted <br />in any subdivisiono <br />(6) Street Grades. The minimum grade for all streets shall be three <br />tenths (0o3) of one (1) per cento The maximum grade for Arterial <br />Streets shal.t be five (5) per cent; for Collector Streets it <br />shall be eight (8) per cent; for Local 'Streets it shall be ten <br />(10) per cent. If the natural topography is such as to require <br />steeper grades, the above maximum grades may be increased by <br />fifty (50) per cent for a maximum continuous distance of two <br />hundred (200) feet, Center line grade changes with an algebraic <br />difference of more than three (3) per cent and less than five (5) <br />per cent shall be connected tivith at least a two hundred (200) <br />foot vertical curve; for every additional per cent of algebraic <br />difference over five (5) per cent there shall be an additional <br />fifty (50) feet of vertical curveo All algebraic difference in <br />grade below three (3) per cent shall have a vertical curve of <br />not less than one hundred (100) feeto dJhere a cross slope is <br />necessary or desirabb from one curb to the opposite curbp such <br />cross slope shall be not more than one-tenth (1/10th) of a foot <br />per ten (10) feet of paved street width. <br />The grade requirements fer alleys shall conform to those of Local <br />5treets, <br />(7) Street and 0.11ey Crotvnso The crown of all streets shall be <br />based on one eight (1/8) af an inch per foot of paved street <br />tividth~ but in no case less than four (4) inches, nor more than <br />eighth(8) incheso All alleys shall have an inverted crown of <br />one-eightk(1/8) of an inch per foot of alle~, widtho but in no <br />case less than three (3) inches nor more than five (5) inches. <br />(8) Curve Requirements. (Other than intersections) Arterial <br />Streets shall have a Minimum radii at the center line of 1p920 <br />feet; Collector Streets shall have a minimum radii at the center <br />line Qf 955 feet; and Local Streets and Alleys shall have a <br />minimum radii at the center line of 150 feet. <br />(9) Block Lena,th and y'Jidtho In general, intersecting streets, de- <br />termining the block lengths and widths shall be provided at <br />such intervals as to serve cross traffic adequately and to Meet <br />existing streets or customary subdivision practices.
