Deliver sepia reproducible set <br /> and prims to Construction Manager. Construction Manager will determine adequacy of <br /> record drawings as prepared by Contractor. Construction Manager will provide one set <br /> to Architect and remaining sets to Owner. <br /> <br /> B. In-Progress Prints of Record Drawings: <br /> <br /> 1. Conu~actor shall update record drawings monthly, and no monthly progress <br /> payments shall be due from Owner until such updating has been completed <br /> and approved in writing by Construction Manager. Contractor shall submit one <br /> set of In-Progress prints to Construction Manager with each Application for <br /> Payment. <br /> <br /> C. Photodocumentafion: Owner's Construction Manager shall produce and maintain <br /> complete photographic records of project work. <br /> <br /> 1. Photodocumentation shall include 4x6 color 35mm standard prints and <br /> corresponding negatives. <br /> <br /> 2. Photographic work need not be of professional quality but must yield clear, <br /> focused, adequately illuminated images. <br /> <br /> 3. Photograph all work in progress and as completed, minimum once weekly and <br /> more often as necessary to provide thorough documentation of existing pre- <br /> restoration conditions, hidden conditions as uncovered, restoration <br /> methodology, restoration work in progress, completed portions of the <br /> work and final project completion. Give particular attention to work which will <br /> be concealed and difficult to photodocument at a later date. <br /> <br /> 4. Photographs and negatives must be sotled and marked with photograph <br /> identification including project rifle, identification of work, and date, and placed in <br /> 8 1/2" x 11" format plastic sleeves and compiled in a 3 Ring Project Photo- <br /> documentation Binder. <br /> <br /> 5. Construction Manager shall update Project Photo-documentation Binder not less <br /> than monthly, and shall submit copies of photographs to Architect for review. All <br /> photo originals and negatives shall remain the property of the Owner. <br /> <br /> D. Maintenance Manuals: Provide three-ring, vinyl-covered, labeled binders containing <br /> required maintenance manuals, properly identified and indexed. Include operating <br /> and maintenance insauctions extended to cover emergencies, spare parts, warranties, <br /> inspection procedures, diagrams, safety, security, and similar appropriate data for each <br /> system or equipment item. Upon completion of the Work, deliver above to <br /> Construction Manager for review and approval. <br /> <br />3.04 GENERAL CLOSEOUT REQUIREMENTS <br /> <br /> A. Operator Instructions: Require each installer of systems requiting continued <br /> operation and maintenance by Owner's operating personnel to provide on-location <br /> instruction to Owner's personnel sufficient to ensure safe, secure, efficient, non-failing <br /> utilization and operation of systems. <br /> <br /> B. Final Cleaning: At the time of project close out, clean or re. clean the Work to the <br /> condition expected from a normal, commercial building cleaning and maintenance <br /> Section 01700 <br /> Page 34 <br /> <br /> <br />
