Inspection Procedures: Upon receipt of Contractor's request for Substantial <br /> Completion Inspection and auached submittal documentation, Construction Manager <br /> will review for completeness prior to submission to Architect for review and inspection. <br /> Architect will either proceed with inspection or advise Construction Manager of <br /> prerequisites not fulfilled. If Construction Manager and Architect determine that <br /> sufficient work has been completed to justify commencement of Final Completion <br /> inspections, Construction Manager and Architect shall agree on date for such initial <br /> inspection and Construction Manager shall notify Contractor of such date. Following <br /> initial inspection, Architect will either prepare Certificate of Substantial Completion, or <br /> advise Construction Manager of work which must be performed prior to issuance of <br /> the Certificate of Substantial Completion. Results of the completed inspection are to be <br /> integrated by the Contractor(s) into the Final Acceptance Punch List. <br /> <br /> 1. Reinspections caused by inadequate preparation or completion of work by the Contractor <br /> backcharged to the Contractor(s) by deducting the cost of re-inspection(s) for <br /> Substantial Completion by the Construction Manager and Architect, at their prevailing <br /> hourly rates, from Final Payment to the Contractor(s). <br /> <br />3.02 PROCEDURES AT FINAL ACCEPTANCE <br /> <br /> A. Reinspection Procedure: The Construction Manager and Architect will reinspect the <br /> Work upon receipt of the Contractor's notice that, except for those items whose <br /> completion has been delayed due to circumstances that are acceptable, the work has been <br /> completed, including punch-list items from earlier inspections. Upon completion of <br /> reinspection, the Architect will either recommend Final Acceptance and Final <br /> Payment, or will advise the Construction Manager of work not completed or <br /> obligations not fulfilled as required for Final Acceptance. <br /> <br /> 1. Should the Architect perform reinspections due to failure of the Work to Comply <br /> with the claim of status of completion by the Contractor: <br /> <br /> a. Owner will compensate Architect for such additional services at his <br /> prevailing hourly rates. <br /> <br /> b. Owner will backcharge the Contractor(s) by deducting the amount of such <br /> compensation from Final Payment to the Contractor(s). <br /> <br />3.03 RECORD DOCUMENTATION <br /> <br /> A. Record Drawings: Contractor shall prepare and maintain a complete set of reproducible <br /> sepia mylar prints of the Contract Drawings and shop drawings for record mark-up <br /> purposes throughout the Contract Time for Performance. Contractor shall mark-up <br /> these drawings during the course of the Work to show both changes, hidden <br /> conditions revealed during construction and the actual installation in sufficient detail <br /> to form a complete record for the Owner's purposes. Contractor shall give particular <br /> attention to work which will be concealed and difficult to measure at a later dat~, and <br /> work which may require servicing or replacement during the life of the project. <br /> Contractor(s) and Subcontractors marking prints shall be required to sign and date each <br /> mark-up.
