Resale Properties <br />The firm has elctensive experience in reselling properties that ow clients <br />hold in trust for themselves and other districts. It is our policy to get these <br />properties back onto the tazx rolls in a revenue producing capacity as <br />quickly as possible. It is also our policy to provide this service to our <br />clients with that degree of interaction with the administrarion and <br />goveming body desired by the client. This is one of the services that we <br />provide at no cost to the district for our services. <br />There aze three methods that can be utilized in reselling property that has <br />been struck-offto the entities at Tax Sale. <br />1. Private Sale - involves negotiations between the district and <br />interested parties. We will handle the negotiations for the client. <br />2. Sheriffs Sale - the sheriff may re-post and sell the property with no <br />set minimum amount. <br />3. Sealad Bids - the district may advertise for sealed bids on the <br />property and accept the best offer made. We will handle the process <br />for the district. <br />One of the first steps that we take is to notify people who own the <br />neighboring property that the property belongs to the district and that they <br />may submit a bid to the district should they be interested in purchasing the <br />properry. If our firm did not conduct the original taac sale, then we recheck <br />the title research on the properiy to insure that there are no potenrial <br />problems with the property. We post "For Sale" signs on the property for <br />general disclosure. We also place advertisements of the properties in the <br />newspaper with a bid submission deadline. We handle a11 of the bids and <br />take them to the district with recommendations of action to be taken by the <br />district. Our firm works with the representatives of other districts to obtain <br />mutual agreement for the disposition of the properties. <br />Should the district proceed to sell the subject properties, our firm performs <br />a11 of the papenvork and deed work required to transfer ownership to the <br />purchaser.
