♦ The City of Paris Comprehensive Plan (Adopted 2001) <br />This document discusses environmental relationships to the City of Paris <br />Part C. Purposes of Each Subzone <br />♦ Subzone A.1: <br />Purpose: This subzone consists of all of the existing and proposed Cox Field Airport property. The <br />specific areas recommended for development within this subzone are identified as the "CIR- <br />Commercial /Industrial /Release" property, as illustrated on the Cox Field Airport Land Use, sheet 2 of <br />2 graphic, within the Cox Field Master Plan. <br />Specifically, this development area is recommended for airport- related and airport- supported land <br />uses. Examples include, but are not necessarily limited to, airport services, storage, manufacturing, <br />transportation, aircraft paint and body work, avionics, repairs, aircraft maintenance and /or aviation <br />instruction, fuel, retail, and restaurant uses. <br />Further, the Cox Field Master Plan (approved in May, 2011) particularly illustrates this development <br />area on Exhibit 5A, the Recommended Master Plan Concept. Also, the section in this plan entitled <br />Landside Development Plan, begins on page 5 -10, and also states the following recommended uses <br />on the CIR properties: aircraft storage hangars, fuel storage facilities, vehicle parking lots, and non - <br />aviation related development (which would enhance the airport's financial position). <br />♦ Subzone A.2: <br />Purpose: The purpose of this subzone is to establish airport- related manufacturing uses, in addition to <br />a variety of retail uses that could utilize the airport function. <br />♦ Subzone A.3: <br />Purpose: The purpose of this Subzone is to establish light industrial uses, including, but not limited to <br />storage facilities, and other uses that may not necessarily be related to, or dependent upon, airport or <br />aircraft services. <br />♦ Subzone AA: <br />Purpose: The purpose of this Subzone is to establish a mixture of commercial, industrial and /or <br />office- research- development uses that can serve as opportunities for shopping, recreation, and <br />employment for Paris and the region, in addition to property and tax base revenues for Paris entities. <br />♦ Subzone A.S: <br />Purpose: The purpose of this subzone is to provide traditional commercial uses that have historically <br />been evident in the City of Paris Commercial Zoning District, with the exception of land uses that are <br />deemed incompatible with the close proximity of both of the existing and proposed Cox Field Airport <br />property boundaries. In addition, certain retail and other uses that are currently in the Paris Zoning <br />Ordinance are recommended to provide land uses, goods, and/or services that could also support the <br />basic airport zones of A -1, A -2, A -3, and A -4.
