(G) UNLISTED USES <br />(1) Procedure for Approving Unlisted Uses <br />Where a particular use category or use type is not specifically allowed <br />under this Ordinance and TABLE I above, the use category or type may <br />be permitted by the City Council upon a finding that the criteria of <br />subsection 2., below, are met. The City Council shall give due <br />consideration to the purposes and intent of this Ordinance, and the <br />character of the use(s) in question. <br />(2) Criteria for Approving Unlisted Uses <br />The City Council may allow an unlisted use in this Airport Planned <br />Development District if it finds that the proposed use has an impact that is <br />similar in nature, function, and duration to the other uses allowed in this <br />Airport Planned Development District. In making such finding, the City <br />Council shall assess all relevant characteristics of the proposed use, <br />including but not limited to the following: <br />a. Any processing done on the premises, including assembly, <br />manufacturing, or any dangerous, hazardous, toxic, or explosive <br />materials used in the processing: <br />b. The nature and location of storage and outdoor display of <br />merchandise; enclosed, open, inside or outside the principal building; <br />and predominant types of items stored (such as business vehicles, <br />work -in- process, inventory, and merchandise, construction materials, <br />scrap and junk, and raw materials including liquids and powders <br />hazardous or not); <br />c. The type, size, height, and nature of buildings and structures; <br />d. The number and density of employees and customers per unit area of <br />site in relation to business hours and employment shifts or the density <br />of residential use, as applicable; <br />e. The amount and nature of any nuisances generated on the premises, <br />including but not limited to noise, smoke, odor, glare, vibration, <br />radiation, and fumes; and <br />f. The impacts created by the proposed use on aircraft flight operations and <br />safety to persons and property on the ground from airport operations will not <br />be greater than that of other uses allowed in the zone. <br />(H) DENSITY RESTRICTIONS FOR SPECIAL USE PERMITS <br />(1) Lot Area <br />a. The minimum of lot size or site area for each permitted use in Zone <br />A -2 shall be three acres. <br />30 <br />
