b. The minimum lot size or site area for each permitted use in Zone A -3 <br />shall be one acre. <br />(2) Lot coverage <br />a. The maximum percent of the gross lot area covered by structures in <br />Zone A -2 shall be 25 percent. <br />b. The maximum percent of the gross lot area covered by structures in <br />Zone A -3 shall be 33 percent. <br />(I) DETERMINATION OF SITE POPULATION <br />Each use shall not create, attract, or bring together a site population that would <br />exceed that indicated in TABLE II below. <br />(1) The City of Paris staff shall make all recommendation decisions to the <br />Planning and Zoning Commission and City Council regarding a <br />determination of normal site population for a proposed land use. Such <br />determination shall be based on the seating capacity for those uses with <br />fixed seats, or on the following standards — whichever is applicable: <br />(2) For uses involving fixed booths, benches or pews, the occupant load shall <br />not be less than the number of seats available based on one person for <br />each 18 inches of length of pew or bench or portion thereof. When <br />benches are used in dining areas, the occupant load shall be based on one <br />person for each 24 inches of bench length or portion thereof. <br />(3) For all other uses, the site population shall be determined by totaling the <br />gross floor area of all habitable structures on the development site <br />(expressed in square feet) and dividing by the appropriate "use factor" set <br />forth in the TABLE II below. If a use is not listed in the table below, the <br />city staff shall establish an occupant load factor based on the most similar <br />listed use. <br />For example: To determine the normal occupancy of a 2,400 square foot <br />office building, the following calculation shall apply: Normal occupancy <br />load = 2,400/100 = 24 persons. <br />TABLE —IL• USE FACTORS FOR DETERMINING SITE <br />POPULATION <br />Land Use <br />People/Use <br />Aircraft hangars <br />500 <br />Auction rooms <br />7 <br />Assembly Areas: Concentrated Use <br />(without fixed assets) <br />Auditorium <br />Bowling alleys <br />Churches and chapels <br />31 <br />
