Lawrence Wade, 3330 E.__Houston, stated a fence along the west property line <br />would be desireable from his point of view. <br />Mr. Hutchison spoke in rebuttal saying that the drainage will be checked prior <br />to Thursdays Council meeting. He said it would not be fair to require fencing <br />along the east and west property lines since the adjacent lots have the same <br />zoning classification as theirs. <br />No one else spoke and the public hearing was closed. <br />Following discussion, Mr. Davidson made a motion to recommend approval of the <br />Site Plan as submitted subject to the exceptions listed in City Engineer's <br />Memorandum dated February 26, 1988, marked Exhibit A and attached hereto. Mr. <br />Hildreth seconded the motion which carried 6 ayes, 0 nays. <br />Chairman Nutt declared the public hearing open on the petition of Sid Hollings- <br />worth for Site Plan approval in a Planned Development - Retail District (PD -a) <br />on Lot 11, City Block 296, located at 3235 Lamar Avenue. <br />Ray Ellis was present to represent the application. He told the Commission that <br />• lube center was proposed for the tract and that he was in agreement to install <br />• 6-foot wood fence along the rear property line and to install a fire hydrant <br />on the south side of Lamar Avenue since there was none within 150 feet of their <br />property. He also stated he wanted to adjust the driveway location to protect <br />the 18" Magnolia Tree on the front property line. <br />No one else was present to speak on the matter and the public hearing was closed. <br />Mr. McCollum advised the Commission that the necessary green area and landscape <br />plan was not shown on the Site Plan submitted. He recommended approval subject <br />to : 1. Compliance with Tree Ordinance requirements; 2. Installation of fire <br />ilydrant; 3. Installation of a 6 foot wood fence along the rear property line. <br />A motion was made by Mr. Perry, seconded by Mr. Hildreth to recommend approval <br />subject to the three items being put on the Site Plan. The motion carried 6 <br />ayes, 0 nays. <br />Chairman Nutt declared the public hearing open on the petition of John David <br />Griffith for Site Plan approval in a Planned Development- Retail District (PD -a) <br />on Lot 18, City Block 296 located at 3365 Lamar Avenue. <br />Mr. McCollum read a letter from Mr. Griffith requesting the petition be tabled <br />until the April meeting. <br />Steve Elkins, 3380 E. Houston, advised the Commission that he owned the property <br />and Mr. Griffith did not have an option or contract to purchace it. <br />Mr. Haynes ruled that the Griffith application was invalid since he held no <br />option or contract and advised that no action was necessary and the petition <br />is automatically dropped from consideration. <br />The Replat of Part of Lots 2 and 3, City Block 313 was recommended for approval <br />on a motion by Mr. Perry, seconded by Mr. Hildreth, subject to the exceptions <br />listed in City Engineer's Memorandum dated March 7, 1988 marked Exhibit B and <br />attached hereto.
