Chairman Swaim announced the next item was consideration of request for variances <br />to Subdivision Regulations on the Replat of Lots 10 and 10 -A, H.S. Reeder Addition. <br />Mr. Tompkins presented his memorandum outlining the variances necessary to allow <br />the replat to be approved and a building permit to be issued on the proposed lot <br />facing Lovers Lane. Dr. Bandel, owner of the property.was present and concurred <br />with the exceptions and requirements outlined by the City Engineer. Following a <br />lengthy discussion, Mr. McMonigle made a motion to recommend approval of the re <br />plat subject to the variances and exceptions listed in City Engineer's Memorandum <br />dated January 2, 1987, Marked Exhibit B and attached hereto. Mrs. Smith seconded <br />the motion which carried 8 ayes, 0 nays. <br />The Commission next discussed the land use and zoning on Lamar Avenue between <br />30th N.E. and 33rd S.E. Mr. McCollum advised the Commission that the City <br />Council had requested they review the zoning in the area to determine if public <br />hearings should be called to, consider changing the office designation to retail. <br />A drawing showing the existing land use was reviewed by the Commission indicating <br />that 9 of the 37 tracts of land between 30th and 33rd were occupied by office or <br />related uses. <br />Discussion by the Commission pointed out that the present Office Zoning had <br />resulted from testimony in public hearings and that objections to retail uses <br />by adjacent residents on Houston Street and Margaret Street had probably not <br />changed. It was also pointed out that there is an abundance of vacant property . <br />already zoned retail or commercial indicating no need for additional retail <br />zoning in this area. <br />The. Commission was unanimous in the opinion that there was no justification to <br />down grade the zoning and instructed Mr. McCollum to report to the Council their <br />recommendation that the zoning on Lamar Avenue between 30th and 33rd remain as <br />is. <br />There being no further business to consider, the meeting was adjourned. <br />e N.
