s <br />I <br />t <br />December 29, 1983 <br />MEMORANDUM <br />TO . Planning and Zoning Commission <br />FROM . City Engineer <br />PRELIMINARY PLAT - WESTWOOD ADDITION NO. 2 <br />I have reviewed the proposed subdivision of property shown on the referenced prelimi- <br />nary plat and it appears that such plat fully complies with the terms and provisions <br />of the City of Paris Subdivision Regulations, Ordinance No. 1315, with the following <br />exceptions and /or additions: <br />1. there is an existing 15 foot easement immediately adjacent to the north right -of- <br />way line of Graham Street which was granted to the City in September 1965 - the <br />dedication of 5 feet of right -of -way is acceptable and showing the 10 foot utility <br />easement is satisfactory, however, this should not be considered as negating the <br />existence of the 1965 easement; <br />2. the developer will need to install water service taps for each lot from the <br />existing main (the existence of the water main is reasonably substantiated by <br />"as built" plans, however, if this information is inaccurate or incomplete the <br />developer will need to extend or provide such water mains as necessary); <br />3. although I have received a preliminary plan of streets and lots for the adjacent <br />tract of land which is later to be subdivided, this general layout is not suf- <br />ficient as a tentative master plat; as required by the Subdivision Regulations, <br />the tentative master plat is supposed to conform in all respects to the require <br />ments of the preliminary plat, except, it may be on a scale of not more than 1 -7, <br />inch to 400 feet; <br />4. the developer's consultant needs to address the existence of any other easements <br />which may (or may not) influence his proposed lot layout and his proposed drainage <br />plan; and, <br />5. there are some minor corrections on the plat drawing which will need to be made <br />prior to my review and approval of the construction plans. <br />Res ectfully, <br />�� 'ej z / <br />Thomas R.
