Patterson stated that she owns the home at 4225 Primrose, which backups to the <br />Cave Wave and the Glick's property. Mrs. Patterson stated she believes that Lamar <br />Avenue should be a General Retail (GR) area instead of Commercial (C) area. <br />B. Two individuals spoke in opposition. <br />Richard Weemes, 625 S.E. 42 °d Street Paris, Texas, spoke in opposition of the <br />petition. Mr. Weemes stated when he built Reno Paint and Body he had the zoning <br />changed to Commercial (C), which is appropriate to operate his business in. Mr. <br />Weemes concerns are if the city changes his zoning to General Retail (GR) he will <br />become a non - conforming use and will be unable to expand or sale his business. <br />Mr. Weemes further stated he wishes the commission will deny this petition. <br />Brady Fisher, 3870 Lamar Avenue Paris, Texas, spoke in opposition of the petition. <br />Mr. Fisher stated he is the only house left on Lamar Avenue in this location and he <br />wants to keep his zoning of Agricultural (A). Mr. Fisher further stated he hopes the <br />board won't change his zoning. <br />C. One individual spoke neither for nor against. <br />Jason Cooper, representing the CEFCO Food Fast, spoke neither for nor against the <br />petition. Mr. Cooper asked if this zoning change was for their back property also. <br />Shawn Napier stated that this would just affect the property at 3750 Lamar Avenue. <br />Public hearing was declared closed. <br />The Planning and Zoning Commission had several concerns on how this zoning change <br />would affect the businesses. The Planning and Zoning Commission believes that the <br />citizens that own the businesses should be able to request their own zoning change if they <br />would like to. Motion was made by Barney Bray, seconded by John Lee to deny the <br />petition. Motion carried 6 -0. <br />6. Public hearing and consideration of and action on a change in zoning from a Commercial <br />District (C) to a General Retail (GR) with a Specific Use Permit (49 -Auto fuel sales in GR <br />District) on Lot 1, Block A of the CEFCO #1097 Addition, located at 3750 Lamar <br />Avenue ( CEFCO gas station) <br />Public hearing was declared open. <br />A. No one spoke in favor of the petition. <br />B. No one spoke in opposition. <br />Public hearing was declared closed. <br />
