r` 2- <br />PARCEL 5 - EARL BELLAMY <br />Being apart of a 5.24 acre tract (Tract Two) of land <br />situated in the Hiram Williams Survey, Abst. No. 1003, <br />conveyed by Mike L. Julian and wife, Karen A. Julian, to <br />Earl Bellamy by deed dated the 15th day of November, 1978, <br />recorded in Vol. 608, Page 246 -248, of Deed Records of Lamar <br />County, Texas. <br />BEGINNING at a point, said point being in the existing <br />North boundary line of said Bellamy tract, said point being <br />in the most Westerly South boundary line of an original <br />73.53 acre tract of land owned by Eastfield Development <br />Company, said point being N 89° 08' E a distance of 46.6 <br />feet from centerline survey station 35 +80.7 of proposed <br />Collegiate Drive, said point also being S 89° 08' W a <br />distance of 25.7 feet from the Northeast corner of said <br />Bellamy tract; <br />THENCE S 40° 24' W a distance of 180.00 feet, a point; <br />THENCE S 4° 36' E a distance of 56.6 feet, a point; <br />THENCE S 40° 24' W a distance of 60.0 feet, a point; <br />THENCE S 85° 24' W a distance of 46.4 feet a point, <br />said point being the beginning of a curve to the left whose <br />radius is 914.93 feet and whose tangent at this point bears <br />S 360 28' W; <br />THENCE in a Southerly direction along said curve to the <br />left a distance of 431.6 feet, a point, said point being the <br />end of said curve to the left whose tangent at this point <br />bears S 9° 26' W; <br />THENCE S 40° 04' E a distance of 26.3 feet, a point, <br />said.point being in the existing South boundary line of said <br />Bellamy tract, said point also being in the existing North <br />right -of -way line of existing Cherry Street; <br />THENCE N 88° 56' W along the Bellamy- Cherry Street <br />common boundary line a distance of 115.8 feet, at 60.3 feet <br />passing through proposed centerline survey station 43 +42.0 <br />of proposed Collegiate Drive a point, said point being the <br />existing Southwest corner of said Bellamy tract; <br />THENCE N 49° 58' E a distance of 30.2 feet, a point, <br />said point being the beginning of a curve to the right whose <br />radius is 989.93 feet and whose tangent at this point bears <br />N 080 48' E; <br />THENCE in a Northerly direction along said curve to the <br />right a distance of 473.3 feet, a point, said point being <br />the end of said curve to the right whose tangent at this <br />point bears N 36° 12' E; <br />THENCE N 40 36' W a distance of 60.3 feet, a point; <br />THENCE N.40° 24' E a distance of 60.0 feet, a point; <br />THENCE N 850 24' E a distance of 56.6 feet, a point; <br />THENCE N 40° 24' E a distance of 118.6 feet, a point, <br />said point being in the existing North boundary line of said <br />Bellamy tract, said point also being in the existing South <br />boundary line of said Eastfield tract; <br />THENCE N 89° 08' E along the Bellamy - Eastfield common <br />boundary line a distance of 93.1 feet, at 46.56 feet passing <br />through proposed centerline survey station 35 +80.7 of <br />proposed Collegiate Drive, to the place of beginning and <br />containing 1.468 acres, more or less. <br />
