LOOP 286
PARIS, TEXAS 75460
(214) 785 -0303
i
21) YEARS OF SF H1!!CF i
1 regret that due to prior commitments, I am unable to attend
your _lay 2 public hearing on zoning along Lamar Avenue from
Collegiate Drive to 35th Street. [while I do not have a financial
interest in any property in this area, I would hope that you
consider the following comments based upon planning exper-
iences and professional observations in other cities, as an
into estecl citizen:
I viould like to coriu!iond the Commission for considering an entire --
arc,',, rather than working parcel by parcel. If the zoning of
t1 is ,.Area can be determined in one hearing, costs to all parties
iivoled, on either side of the argument, will be minimized, and
future planning for streets, storm drainage and other developments
can proceed in a defined manner.
I have severe reservations that it would be in the best
interests of the City as a whole to zone this area for offices.
Pui Tic opinion of the residents in the area is only one of many
. ac:to s which should enter into this decision.
e f f ice u,age will require parking areas. Paving of these' areas
.rouble their drainage runoff coefficient, and if a. sufficient
:a is paved, the existing drainage problems in the area will be
ical, L-ly v orsenecl. The in Juestion drains; into three
erc :<, - problems in the creel: ,vie st of Collegiate were so bad as
`..e --c,juire a contt- ruction mor_,tor, iui,i last year. The creek west
1 -already floods the rotciway at_ Clark Lane.
I -,.f lc mo \'eI? ont , iIito aild uut of till' 01 -f ice parking areas will
contribute to traffic problems on Lamar Avenue,. Lamar and Clarks -
ville constitute the only direct access routes from east Paris
ir:to tiio doantown business ,`istrict and west Paris.
