Section 11. That Sections 10 -113 in Section 10, "Off- Street Parking and Loading <br />Regulations," of Zoning Ordinance No. 1710 of the City of Texas, be, and the same is hereby <br />amended to read as follows: <br />"Section 10-113. OFF-STREET LOADING REQUIREMENTS. <br />Loading requirements. Each development is required to graphically detail on a site <br />plan where loading will occur and the type of vehicle servicing each specific use. <br />The location and design of loading areas shall conform to the following standards: <br />(1) Paving standards. The surface of all open off - street loading spaces shall <br />conform at a minimum to the requirements for off - street parking areas. <br />(2) Design of loading areas. All off - street loading spaces shall comply with the <br />following design requirements: <br />a. No loading space shall be located closer than fifty (50) feet to any lot <br />zoned for residential use unless such space is located wholly within a <br />completely enclosed building or unless enclosed on all sides by a solid wall <br />not less than eight (8) feet in height. <br />b. No off - street loading space shall be located within the right -of -way of a <br />public street. Any loading dock or door shall be set back far enough from <br />the right -of -way so that no portion of the right -of -way is occupied by <br />trucks or other vehicles while loading or unloading. <br />c. The location of the loading area shall not interfere with the free <br />circulation of vehicles in the off - street parking area. Where loading areas <br />are directly adjacent to or integrated with an off - street parking lot, the city <br />engineer may require installation of physical barriers or other means of <br />separating loading areas from parking areas and pedestrian traffic. <br />d. No loading space shall be located so as to block access by emergency <br />vehicles. <br />(3) Use of loading areas. Required off - street loading spaces and associated <br />aisles and maneuvering areas shall be used for vehicle loading only. No sales, <br />storage, display of merchandise (including automobiles), repair work, or <br />dismantling shall be permitted in such areas. Each development is required to <br />graphically detail on a site plan where loading will occur. " <br />Section 12. That Sections 11 -102, in Section 11, "Height Regulations," of Zoning <br />Ordinance No. 1710 of the City of Texas, be, and the same is hereby amended to read as <br />follows: <br />" Section 11 -102. SPECIAL HEIGHT REGULATIONS <br />In the districts where the height of buildings is restricted to two and one -half <br />(2ih) or three (3) stories, cooling towers, roof gables, chimneys and vent stacks <br />may extend for an additional height not to exceed forty (40) feet above the <br />E <br />
