Ms. Jeanette Bender, 615 32nd NE, opposed the zoning stating that her main concern is <br />property values. She feels that the change would lower values and is afraid that this would <br />prompt other changes for more businesses in the area thus creating traffic problems. <br />Ms. Ella Sugg, 625 32nd NE, states there are numerous children in the neighborhood and a <br />lot of traffic on Pine Mill Road. She thinks this would increase traffic, also the house has <br />a small yard. Ms. Sugg thinks this business would destroy peace in the neighborhood. <br />Mr. Tony Ballard, 710 32" NE, states the neighborhood does not want a change. <br />Ms. Ballard, 710 32 n NE, recently bought her home and is afraid of traffic problems. She <br />thinks this change will ruin the residential character. <br />Ms. Virginia Crawford, 630 32" NE, bought in this neighborhood looking forward to <br />retirement because it was quiet and close to everything that attracts older people. <br />Rev. R.L. Clark, minister of Tudor Street Church of Christ, spoke in favor of the petition <br />stating that his wife has taken care of children for 20 years and good child care is important <br />for the child to grow up good. <br />There was a petition presented of 33 in opposition to the zoning change. <br />3. Consideration of and action on the petition of Nell Fleming for a change in zoning from <br />a One - Family Dwelling District No. 2 (SF -2) to a One - Family Dwelling District No. 2 <br />(SF -2) With Specific Use Permit (25) Nursery or Daycare, Lot 3, Block A, Eastfield <br />Addition, being number 525 NE 32" Street. <br />Motion was made to deny by Bill Coleman and seconded by Bobby Myers. Motion carried <br />by a vote of 7 ayes and 0 nays. <br />Motion was made by Bobby Myers and seconded by Vincent Battles to move on to Item #8 <br />next. Motion carried by a vote of 7 ayes and 0 nays. <br />Motion was made by Vincent Battles and seconded by Louis Yates, Jr. to excuse Reeves <br />Hayter from the meeting. Motion carried by a vote of 6 ayes and 0 nays. <br />4. Public Hearing to consider the petition of American Homesites, LLC for a change in <br />zoning from an Agricultural District (A) to a Planned Development District - <br />Community Unit Development (PD -b), Lot 3, City Block 328, being the 3800 Block SW <br />Loop 286. <br />The public hearing was declared open. <br />Mr. Rod Wede, President of American Homesites, passed out information on the proposed <br />project to the Planning and Zoning Commission. The proposed project will cost $5 million. <br />The area would have a swimming pool, park area, clubhouse, and 24 hour manager on site. <br />There would be a restriction on the age of manufactured homes. The city needs this project. <br />There would be no sales at this location. Each home would average 1000 SF. Requirement <br />would be for the homes to be 5 years old or newer and no campers allowed. There were <br />
