1,600 manufactured homes sold in Lamar County last year. The lots will be at least 6000 <br />SF. <br />Rod Wede's partner, Gene , has a facility in Sherman, Texas. There are 3 family <br />generations at his Sherman location. He does not think that this project would devalue any <br />properties. There is a subdivision with one hundred $125,000 homes next to this property. <br />They will do whatever is best for the City, i.e., street dedication. 4 <br />Melissa Huie,107 ParcOuest, thinks the project will devalue properties and that a swimming <br />pool, park, clubhouse, etc., will not be built. <br />Ms. L. Butcher, 3810 Sage Trail, states that the homes in her neighborhood has to be 75% <br />brick and there is a lot of traffic on the Loop, especially at shift changes. <br />Ms. Pat 011ey, 4000 Block of Old Bonham Rd., states there is a lot of traffic on the Loop and <br />when she bought her home she did not expect to have to drive by a mobile home park. <br />Mr. Cliff, 275 34`'' SW, states spots lease for $250 per month and by the time you add a <br />house payment, lot rent cost $800 per month, they can buy a home at that cost. <br />Mr. John Wright, 3605 W. Houston, states that the City beautification efforts would not <br />include this project. <br />Rev. Randal Scott, states that a realtor will tell you that a project like this will lower property <br />values. The owners need to be specific about commercial development and if they want to <br />help Paris, why not go to the south Loop where there is no development. <br />Mr. Fred Plata, W. Washington, states that traffic is a problem and manufacturing homes will <br />decrease in value. <br />Mr. Wede, rebuts stating that a lease will not be $250 a month and any house will devalue <br />if not taken care of and the total cost of living in the project would be $600 a month which <br />would include everything. <br />A petition was presented in opposition to the zoning change. <br />5. Consideration of and action on the petition of American Homesites, LLC for a change <br />in zoning from an Agricultural District (A) to a Planned Development District - <br />Community Unit Development (PD -b), Lot 3, City Block 328, being the 3800 Block SW <br />Loop 286. <br />Motion was made to approve by Eddie Vincent. Motion was made to deny by Louis Yates, <br />Jr. and seconded by Barbara Forrest. Motion carried by a vote of 5 ayes and 1 aye. <br />Motion was made by a vote of 6 ayes and 0 nays for Reeves Hayter to return to the meeting. <br />
