Railroad a distance of 713 feet to an iron pin for corner in the west boundary line of said 30 acre tract of land; THENCE South a distance of 635 feet to an iron pin for corner at an ell corner of said 30 acre tract of land; THENCE North 89 Deg, 30 Min, West a distance of 656 feet to an iron pin for corner at the most westerly northwest corner of said 30 acre tract of land; THENCE South 1 Deg, West a distance of 777 feet to the place of beginning and containing 48.20 acres of land, SAVE AND EXCEPT 6,50 acres INCLUDED IN SAID SURVEY now owned by A. Brannan, et ai, filed for record on March 27, 1981, recorded in Volume 633, Page 487, Deed Records, Lamar County, Texas, and being more particularly described as follows: BEGINNING at an iron pin for corner at the most easterly southeast corner ofa 6 acre tract ofland conveyed p, D, Jefferies by deed recorded in Volume 259, Page 27 of the Deed Records of said county and state; THENCE South a distance of 222 feet to an iron pin for corner at the southeast corner of said Faber tract of land; THENCE West along the north boundary line of Henderson Street a distance of 198 feet to an iron pin for corner at the southeast corner of a tract of land conveyed Robert Douglas by deed recorded in Volume "0"-2, Page 294, of said Deed Records; THENCE North a distance of 210 feet to an iron pin for corner; THENCE North 86 Deg, 30 Min, East a distance of 198.4 feet to the place of beginning and containing 0.98 acres, The above field notes being taken from an actual survey made on the ground by W, R.
