1. The minimum building line setback shall be 35' in Agricultural zoning districts <br />2. Provide the minimum finished floor elevation for all structures <br />RECOMMENDATION: Approve the preliminary and final plats with noted revisions. <br />Motion was made by Chad Lindsey to approve the Preliminary Plat with the noted revisions <br />and seconded by John Lee. Motion carried 6-0. <br />9. Consideration of and action on the Final Plat of Lot 1, Block A, Newberry Addition, located at <br />2805 SE 3rd Street. <br />Motion was made by Mihir Pankaj to approve the Final Plat with the noted revisions and <br />seconded by John Lee. Motion carried 6-0. <br />10. Consideration of and action on the Final Plat of Lot 1, Block A, The Hamilton Oaks <br />Apartments Addition, located in the 1100 Block of 20th Street NE. <br />Carla Easton, City Engineer discussed the background and status of issue with commissioners. <br />BACKGROUND: Ken Hamilton owns 13.38 acres in the 1100 block of 20th NE, and <br />proposes to develop a multi -family apartment complex. The property is currently zoned <br />Multi -Family Dwelling District 2 (MF -2). <br />STATUS OF ISSUE: The owner has submitted a final plat of the property, along with a <br />guarantee of construction for the public infrastructure, which includes approximately 400' of <br />sanitary sewer. It appears that the plat and the guarantee of construction comply with the City <br />of Paris subdivision regulations, subject to the following revisions. <br />1. Provide the proposed plat name and legal description in the title block. <br />2. Provide a drainage and utility easement along the east property line to <br />accommodate flow from upstream properties. <br />3. Provide drainage easements for proposed detention ponds. <br />4. Provide easements for franchise utilities to serve each building. <br />5. This property is in the FEMA delineated 100 -year flood plain. Remove note <br />stating it is not. <br />
