Vickey Ladell, property owner, stated that she is planning to construct single-family rental homes <br />on both of her lots and wanted to ensure she acquired the proper approval to move forward. She <br />also stated that new development would be a good addition to an already nice neighborhood. <br />Roger Colson, Building Official, presents citizen input forms submitted by mail as follows: <br />Martha Davidson of 1031 NE 16d' St, in opposition, It was her interpretation that the future home <br />would be too close to hers that she is fixing to sell, <br />Phillip Wells of 819 Lamar Ave, in favor. <br />Vickey Ladell, property owner, of 1605 Johnson St, in favor to approve area. <br />Annie Jordan of 1064 NE 141h St, in favor to improve the block. <br />No one else spoke in favor or opposition. <br />Public hearing was declared closed. <br />Motion was made by Jerry Haning, seconded by Larry Walker to approve the variance to Section <br />9-201 of the Zoning Area Regulations required lot width of 60' to 50', Motion carried 4:0. <br />4. Public hearing to consider and take action on the petition of Vickey Ladell, on Lot 5, Block <br />6, of Harlan Heights Addition, being located at 1033 IVB' 14'hStreet. <br />The applicant requests a variance of Section 9-201 Area Regulations of the Zoning <br />Ordinance 1710, which provides as follows: <br />9-201 (1) Schedule minimum lot width -Residential districts <br />SF_2 Zoning requires a minimum of 60' lot width, <br />The applicant is requesting a 10' variance to reduce the required lot width from 60' to 50, at <br />1033 NE 14" Street, <br />Public hearing was declared open. <br />Roger Colson, Building Official, presented the variance request to the board. Roger stated that the <br />lot is simply an existing lot that does not meet the required width, so the variance would be required <br />for the applicant to build a single family home on the lot and the City recommends approval. <br />Roger Colson, Building Official, presents citizen input forms submitted by mail as follows: <br />Phillip Wells of 819 Lamar Ave, in favor. <br />Vickey Ladell, property owner, of 1605 Johnson St, in favor to approve area. <br />
