Gary Holtman of 722 S Church St, in favor. Stated he is in favor of allowing a pool house to be <br />built not a residence. <br />Henry Betke of 721 S Church St, in favor. Stated he was in support of the variance. <br />Barbara Francis of 103 E Brame St, in favor. Stated that in the past 46 years there has been two <br />structures removed from that lot so she is not opposed to Mr. Sims replacing one. <br />Larry Walker, board member, clarifies that there is actually a pool house going there and not a <br />single-family residence to which Roger Colson replies that the original structure that was proposed <br />was a pool house with living quarters, otherwise known as an accessory residential dwelling unit. <br />This structure exceeded the maximum size requirement to be considered an accessory structure. In <br />order to keep the desired size of the structure the applicant was required to separate the lots. <br />Sims and Rebecca Norment, property owners, state that by granting the variance they would be <br />allowed to have separate electricity and gas to the pool house. Rebecca also explains that the living <br />quarters in the pool house were included to accommodate her since she had previously had surgery <br />and was unable to go up and down the stairs in her home where all of the bedrooms were located. <br />No one else spoke in favor or opposition. <br />Public hearing was declared closed. <br />Motion was made by Larry Walker, seconded by Jerry Haning to approve the variance to Section <br />9-301 of the Zoning Area Regulations required lot depth of 100' to 81.47'. Motion carried 4:0. <br />6. Public hearing to consider and take action on the petition of Shawn Coyier, on Lot Pt of 1, <br />City Block 321, being located at 2315 NE Loop 286. <br />The applicant requests a variance of Article 4.10, Sections 4.10.003(e), 4.10.004(a)(1), <br />4.10.009(a), 4.10.009(b) and 4.10.081 of the Sign Ordinance which provides as follows: <br />- Section 4.10.003(e) —"Sky signs are prohibited except as provided in division 2 (Historical <br />Downtown District] of'this article. " <br />- Section 4.10.004(a)(1) —"Attached signs shall not extend above the roofline ofthe building <br />or more than twelve (12) inches from the building wall. Where the building fascia is not <br />vertical, the bottom of such sign shall not project more than twelve (12) inches from the <br />fascia and the sign can be oriented in a vertical manner. <br />- Section 4.10.009(a) — "All signs and sign structures shall be designed, constructed, and <br />inspected in accordance with this section. " <br />
